Why commercial plumbing is different
Commercial plumbing is not domestic plumbing at a bigger scale. The pipework runs at higher pressure (typically 3 to 5 bar on a commercial mains feed versus 1 to 2 bar in a house), the bore is larger (32mm and 42mm common where a house runs 15mm and 22mm), and the materials cope with loads that would overwhelm residential fittings. A commercial kitchen grease trap sees in a week what a domestic sink sees in a decade. An industrial water softener on a hotel rising main has to regenerate every 48 hours to keep up with bathroom demand.
The trading-hours pressure is the second big difference. A house can go three days without a working tap and the family manages. A restaurant cannot close for three days without losing its week's revenue and half its weekly repeat customers. Commercial legal duties are the third. The Water Industry Act 1991 sets obligations for how a non-domestic property connects to and discharges into the mains water and sewer system. The Workplace (Health, Safety and Welfare) Regulations 1992 require suitable and sufficient sanitary conveniences and washing facilities for every employee. Beyond that, sector-specific rules apply: the HSE Approved Code of Practice L8 on legionella (HSG 274 in practice) requires hot water storage above 60°C and cold water delivery below 20°C at the outlet; commercial gas work falls under CP42 rather than CP12; and food-service sites face Environmental Health inspection against grease-trap, backflow and water-quality standards that domestic plumbers rarely encounter. While you wait, the single most useful thing you can do is isolate the water. Every commercial unit has an internal stopcock — usually in the plant room, under the kitchen sink, or in the meter cupboard — and closing it stops further damage while we travel. If the leak is on a hot feed, isolate the cylinder or combi-boiler supply at the gate valve on the cold mains into the unit. If electrics are affected, isolate at the consumer unit. Photograph the scene if the damage is significant enough that your insurance may get involved; timestamped photos strengthen any future trace-and-access claim.
On arrival, the engineer's first job is to minimise downtime. For a split pipe that means a push-fit isolation and a scheduled come-back to rebuild properly. For a blocked drain during service hours that means a temporary clear and an overnight Jet-Vac to finish the job. For a failed cistern in a single-WC retail unit it means a same-visit replacement with a WRAS-approved unit from van stock. Every decision is made with the trading-hours question in mind.
