London’s 24/7 Emergency Plumbing Service

Plumbing emergencies do not wait for office hours. A burst pipe at midnight, a sewage backup at 3am, a hot-water failure on Christmas morning — every one of them needs an engineer moving toward your address within minutes, not a callback the next working day. Emergency Repairs London (trading name of London 247 Home Services Ltd, Co. No. 17120057) is one of the few capital-wide firms with a genuinely staffed overnight dispatch desk and engineers rotating in-zone across north, south, east and west London.

Engineers are Gas Safe registered for any work touching a gas appliance, WRAS-approved on every potable water installation, and DBS-checked before they ever set foot in a customer property. Van stock covers the parts that fix 7 out of 10 emergencies on the first visit — combi PCBs, expansion vessels, T&P valves, 15mm and 22mm copper, push-fit, pumps, syphons, fill valves and a full 4000 PSI jetting kit.

The same standards apply at every hour of the day. The fixed written quote you receive at 2am on a Sunday matches what we would charge for the same job on a Wednesday afternoon, with the only variable being the published hourly rate band. No bank holiday surcharge. No Christmas Day premium. Whether you call the London landline on 0207 046 1363 or WhatsApp the mobile on 07456 975436, you reach the same dispatcher and the same engineer fleet.

What an Emergency Plumber Visit Covers

Every job starts with making the property safe — isolating water, electricity and gas if any of them are at risk — before any chargeable work begins. The engineer then diagnoses the fault, walks you through the options and writes a fixed price for the repair. Below is the full scope of plumbing emergencies our overnight fleet handles routinely.

Burst pipes & flooding
Immediate isolation at the stopcock, freeze-spray containment, copper or push-fit repair on the same visit.
Blocked toilets & drains
High-pressure water jetting up to 4000 PSI, CCTV drain survey, manual clearance — sewage-safe PPE.
No hot water / no heating
Combi, system and heat-only boiler diagnostics, PCB testing, gas valve and flow sensor swaps.
Leaking cylinders & tanks
Unvented (Megaflo, Telford, Heatrae Sadia) and vented cylinder isolation, T&P valve and immersion replacement.
Frozen & airlocked pipes
Safe thaw using thermal blankets and hot-water cloths — never naked flame on lead or plastic.
Overflows running constantly
Ball-valve, float and diaphragm replacement on cold-water and feed-and-expansion cisterns.
Gas leaks (non-Gas-Safe-only work referred immediately)
Gas Safe engineers attend confirmed leaks, isolate the meter ECV and certify the make-safe.
Tap, mixer & shower failure
Cartridge, thermostatic and ceramic disc replacement on Hansgrohe, Grohe, Bristan, Mira and Triton.
Toilet cistern & syphon failure
Dual-flush mechanism, syphon, fill valve and pan-connector swaps on Roca, Twyford, Armitage Shanks.
Washing machine & dishwasher leaks
Inlet hose, waste trap, U-bend and stack-pipe isolation and replacement.
Roof and gutter leaks reaching internal
First-floor and loft leak trace, temporary containment, referral to roofing partner if needed.
Water pump & supply pipe repairs
Salamander, Stuart Turner and Grundfos pump swaps, MDPE supply pipe re-routing.
Sewer backups & sanitary blockages
Thames Water shared-drain liaison, root ingress jetting, descaling of cast iron stacks.
Leak detection (acoustic + thermal)
Non-invasive trace and access using Fluke thermal imaging and SeWerin acoustic correlation.

What the Engineer Checks on Arrival

A 30-second visual is never a diagnosis. The arrival checklist below runs on every emergency call, regardless of how obvious the fault looks at the front door — because the fault you ring about is often not the only one we find.

  • Mains stopcock function and accessibility (a seized stopcock is the most common cause of escalation)
  • Internal stop valve and external boundary valve location, tested with a stop-cock key on the spot
  • Whole-system pressure reading at the boiler filling loop or pressure gauge (1.0–1.5 bar cold)
  • Visible signs of historic leak staining on ceilings, skirting boards and inside the airing cupboard
  • Water meter dial spin test with all outlets closed — single most reliable mains leak test we run
  • Lead supply pipe identification (still common in pre-1970 London stock) and replacement quote
  • F&E cistern, header tank and immersion thermostat where the property is vented
  • Gas Safe ID check on the customer record before any work touching a gas appliance
  • Earth bonding on incoming water and gas supplies under BS 7671 Regulation 411.3.1.2
  • WRAS-approved fittings used on all potable water work — chrome-plated brass, not generic import
  • Photo record before and after every repair, attached to the WhatsApp thread and emailed invoice

How It Works — From Call to Repair

1
Call answered in under 30 seconds
0–30 sec
Real dispatcher on the line, day or night. We confirm address, postcode, nature of the emergency, and whether the water is currently isolated. No voicemail, no ‘callback within 4 hours’.
2
Engineer dispatched and named
1–5 min
Nearest available engineer is named on the call. You get their first name, vehicle reg, ETA and a live WhatsApp tracking link from dispatch. Engineers carry the right van stock for the job type from the dispatch description.
3
On-site within 60 minutes
≤ 60 min (zones 1–3)
Target 60 minutes across zones 1–3 — outer boroughs run 75–90 minutes overnight. Engineer arrives in branded vehicle with full ID, WRAS pack and DBS card.
4
Make-safe & fixed-price quote
5–15 min on arrival
First action is always to contain the damage — isolate water, electricity if relevant, protect floors. A fixed written quote is given before any chargeable work starts. You sign or decline.
5
Repair, test & sign-off
1–3 hrs typical
Repair completed, pressure-tested, photographed, and a written work record sent via email and WhatsApp. Payment by card on completion — no payment before the job is signed off.

Standards, Certifications & Compliance

Emergency plumbing is regulated, even at 3am. Every installation, repair and certificate we issue is referenced against published British Standards and statutory regulations — not industry folklore. The shortlist below is the minimum spec our engineers work to on every job.

WRAS-approved plumbing tools and brass fittings used by ERL emergency plumbers
Gas Safe Register

Statutory requirement under the Gas Safety (Installation and Use) Regulations 1998 for any work on gas appliances, pipework and flues. ID number on every engineer card — verifiable on gassaferegister.co.uk.

WRAS

Water Regulations Advisory Scheme — all potable water fittings used by our engineers carry the WRAS approval mark, required under the Water Supply (Water Fittings) Regulations 1999.

BS 7671:2018+A2:2022

18th Edition Wiring Regulations — Regulation 411.3.1.2 covers main earth bonding of the incoming water and gas services, which every plumber must respect when replacing supply pipework.

BS EN 806 / BS 6700

Specifications for installations of pipes and fittings for hot and cold water supplies in domestic and non-domestic premises.

BS 5572 / BS EN 12056

Sanitary pipework and gravity drainage inside buildings — covers stack design, vent sizing and trap seal protection.

BS 6891 (gas pipework)

Specification for installation and maintenance of low-pressure gas pipework of up to 35mm in domestic premises. Pressure-tested on every gas job we attend.

BS 7593:2019

Code of practice for preparation, commissioning and maintenance of domestic central heating and cooling water systems — system flushing and inhibitor dosing standard.

Enhanced DBS

Every engineer carries an Enhanced DBS certificate renewed every 3 years — a requirement on every managing agent and housing-association contract we hold.

Why ERL — Six Differentiators

Genuine 24/7 dispatch
Most ‘24/7’ London listings route to an answering service until morning. We staff overnight dispatch in-house — one of the very few firms that genuinely do.
Same rate at 3am as at 3pm
Night rate is £175/hr — published, fixed, no bank holiday surcharge. The figure on the phone matches the figure on the invoice.
Engineers stay in-zone
Engineers rotate overnight shifts across north, south, east and west zones. Nobody drives from Romford to Hammersmith at 2am — that’s how we hit 60 minutes.
Parts on the van
Vans carry common combi PCBs, expansion vessels, T&P valves, 15mm and 22mm copper, push-fit, pumps, syphons and 4000 PSI jetting kit. 7 in 10 emergencies fixed on first visit.
Photo & report on every job
Before and after photos go on every WhatsApp thread. The engineer report is emailed within 2 hours, formatted for insurance claims and managing agent files.
Landlord & agent accounts
Consolidated monthly billing, priority dispatch, automated compliance reminders for EICR and CP12 renewals tied to the property.

Emergency Plumbing — All London Boroughs

We dispatch across every London borough, the City of London and the immediate M25 fringe. Engineers rotate overnight zones, so a 2am call in Southwark is never being driven from Havering. Local borough pages list typical travel times and the named engineer who normally covers each zone overnight.

Frequently Asked Questions

Is the 60-minute emergency plumber response in London actually guaranteed?
Yes — 60 minutes is our target across zones 1–3 and we hit it on more than 92% of calls year-to-date. Outer boroughs (Bromley, Croydon, Hillingdon, Havering) run 75–90 minutes overnight. When you call, dispatch gives you a real ETA based on the named engineer being sent, not a marketing number. If we can’t hit 60 minutes we tell you on the call so you can decide whether to wait or arrange make-safe yourself.
How much does an emergency plumber cost in London in 2026?
Our hourly rates are £105 between 7am and 5pm weekdays, £145 between 5pm and midnight, and £175 between midnight and 7am. There is no minimum charge and the first hour includes the callout. Most straightforward jobs — burst pipe clamp, blocked toilet, running overflow, low-pressure boiler — land between £105 and £320 total. The fixed written quote is given before any chargeable work starts.
Is the £0 callout on contracts genuinely free?
Yes. Customers on a PPM (Planned Preventative Maintenance) contract or a managed-portfolio landlord account pay £0 for the callout itself — you only pay for engineer time on site and any parts used. Standard pay-as-you-go customers don’t pay a separate callout fee either; the first hour simply rolls into the hourly rate above. We don’t operate ‘callout £80, then quoted separately’ pricing.
Are your emergency plumbers insured?
Yes. London 247 Home Services Ltd (Co. No. 17120057) carries £5 million public liability insurance and £10 million employer’s liability, both renewed annually with AXA. The certificate is available on request and a digital copy is uploaded with every job pack issued to managing agents and insurers.
Do I pay only after the job is completed?
Yes — payment is taken by card on site once the work is finished, tested and signed off. No payment is required before the engineer arrives, and no deposit is taken on the phone. The only exception is large parts orders over £400 (for example a full Megaflo cylinder swap) where we ask for the part cost upfront to protect against cancellation — the labour is always paid on completion.
Which emergency plumber is best for a boiler emergency in London?
Pick a Gas Safe registered engineer with overnight cover and parts on the van. Our overnight team carries Worcester Bosch, Vaillant, Ideal, Baxi and Glow-worm PCBs, pumps, fans, expansion vessels and gas valves as standard stock — meaning 7 out of 10 combi-boiler emergencies are repaired on the first visit, not deferred to a follow-up. Confirm the engineer’s Gas Safe ID number on gassaferegister.co.uk before any work starts — we encourage it.
What counts as a real plumbing emergency?
Anything that risks property damage or health if it is left until morning: burst pipes, uncontainable leaks, no hot water or heating in winter, sewage backing up into the property, blocked drains flooding internally, gas-boiler lockouts, and overflowing toilets. If you are unsure, call and describe the situation — we will tell you honestly whether you need a 60-minute visit or whether the cheaper weekday daytime rate at £105/hr will do.
Where is my mains stopcock and how do I turn it off?
In most London properties the internal stopcock is under the kitchen sink, in the airing cupboard, or near the front door. Turn it clockwise to shut off. If it’s seized (very common in older Victorian and Edwardian stock), the external stop valve sits inside a small black or yellow cover on the pavement or front garden — opened with a long T-shaped stop-cock key. Engineers carry the key and will isolate the supply on arrival if you can’t.
Will my home insurance cover the emergency plumber call-out?
Most UK buildings policies cover trace and access, escape-of-water damage, and resulting repair to ceilings, floors and decoration — but not the underlying plumbing fault itself. Home Emergency cover (an add-on with Aviva, Direct Line, AXA, LV and most major insurers) does cover the plumber call-out itself, capped at £500–£1000 per incident. We issue insurance-format trace reports for any leak detection job that needs to support a claim.
Are emergency plumbers more expensive on weekends, bank holidays and Christmas Day?
No surcharge on bank holidays or Christmas Day above the published night rate of £175/hour. The only difference between a Tuesday at 3am and Christmas Day at 3am on our books is the dispatcher saying ‘merry Christmas.’ Many London competitors charge 2x or 3x on 25 December — we don’t.
Are your engineers Gas Safe, WRAS and DBS-checked?
Yes. Every engineer carrying out gas work holds current Gas Safe Register registration (you can verify the ID number on gassaferegister.co.uk on the call). Every plumber uses WRAS-approved fittings on potable water work — chrome-plated brass to BS 1010, not the generic import you get from a quick eBay search. Every engineer who attends a property holds an Enhanced DBS certificate renewed every three years.
What standards do your engineers work to?
BS EN 806 and BS 6700 for potable water installations, BS 5572 for sanitary pipework, BS EN 12056 for stack drainage, Gas Safe Technical Bulletins and BS 6891 for gas pipework, and BS 7671 (18th Edition) Regulation 411.3.1.2 for water and gas main earth bonding. Boiler servicing follows the manufacturer’s service schedule plus BS 7593 for system water treatment.
Can you handle managing agent and landlord tenant emergencies?
Yes — landlords, lettings agents and block managers are around half of our work. We bill to agency accounts on consolidated monthly invoices, coordinate access directly with tenants by phone and WhatsApp, and send the managing agent a job-pack on completion containing the engineer report, before/after photos and a VAT invoice. Priority dispatch applies on managed-portfolio accounts.
Do you offer a guarantee on emergency repairs?
All workmanship is guaranteed for 12 months from the date of repair. Parts carry the manufacturer warranty — usually 2 years on cylinders, valves and pumps, 5–10 years on boilers fitted by our Gas Safe team. If a repair fails within 12 months we return at no labour charge to put it right.
Why is the landline 0207 046 1363 important if you also have a mobile?
The 0207 landline is a real London geographic number routed straight to the dispatch desk. Some customers — older homeowners, corporate procurement, insurance claim teams — prefer or require a landline contact, and some hotel and office switchboards block 07 mobile dialling externally. Either number gets you to the same dispatcher; the choice is yours.

Still got a question? Dispatch is open right now.
