Anything larger (a fist-through-the-wall, a full corner re-board, water-damaged ceiling) is quoted as a fixed extra before work starts. Do you spray ceilings or roll them?
Both — the choice is driven by the room. Heavily marked ceilings (kitchens, smoking households, water-stain rooms) get airless-sprayed with full sheeting for the most even finish in the shortest time. Standard ceilings with light wear are rolled with a long-pile roller. Ceiling spray is included on heavily marked rooms at no extra cost when the whole property is being repainted.
Will my carpets and floors be protected?
Yes. Every floor is fully sheeted with heavy-duty dust covers and breathable corex on the busy traffic areas before any paint comes out. Furniture in part-furnished lets is stack-and-covered in the centre of each room. We carry a no-paint-on-floors guarantee — if a spot lands on the floor, it's cleaned or paid for. We have never had a carpet claim against the service.
Can you work weekends or evenings?

What about damp patches, nicotine staining or strong odours?
Nicotine stains and water marks bleed through normal emulsion — they have to be sealed first with a stain-block primer (Zinsser BIN or Cover Stain) before two finish coats go on. That's quoted as a small extra at the start of the visit.
