London tilers for bathrooms, kitchens, walls and floors

Tiling is the trade that decides whether a bathroom looks £400 or £4,000. Same tile, same room — but with the wrong substrate prep, the wrong adhesive, the wrong notched trowel or sloppy grout lines, a high-end porcelain ends up looking like a job from Argos. Our tilers work to BS 5385-1 (wall tiles), BS 5385-3 (floor tiles) and BS 5385-4 (wet area tanking) so the finish lasts as long as the building.

Most London jobs split into three buckets: a full bathroom retile (walls plus floor), a kitchen floor or splashback, or a refresh — re-grout and re-silicone of tiling that's still sound but looking tired. We price all three on a fixed per-sqm or per-metre basis with no hidden extras for cuts, adhesive, primer or trims.

Large-format porcelain (600×1200, 800×800 and 1200×2400 slabs) is now standard on London bathroom refits — fewer grout lines, easier cleaning, modern look. It needs different handling though: back-buttered adhesive on every tile, levelling clips to keep lippage under 1mm, and two tilers on the larger sheets. Our quotes spell out which tile size you're getting and which build-up applies.

Pricing is per square metre for area work, per linear metre for borders, silicone and re-grout. Tile supply is extra and either bought direct from a supplier (Topps Tiles, Mandarin Stone, Walls and Floors) or supplied via our trade accounts at trade price plus margin.

Survey & fixed quote

On a quick site visit or photo survey we measure walls and floors in sqm, check substrate (plaster, plywood, screed or backer board), confirm the tile size and finish, and lock in a fixed price. No day rates, no surprises.

Prep the substrate

Walls are primed, plasterboard joints reinforced, and floors levelled with a self-levelling compound where needed. Wet areas get a tanking membrane in shower zones to BS 5385-4 before any tile goes on.

Tile, level, grout

Tiles are set in flexible S1 adhesive with notched trowels sized to the tile. Large-format porcelain uses levelling clips for a lippage-free finish. Grout is colour-matched, sponged clean, and corners siliconed not grouted.

Seal, snag & sign off

Natural stone is sealed, silicone joints tooled, edge trims dressed in and the site cleaned down. We walk the room with you to snag any cuts before the final payment is taken.

How much does tiling cost per square metre in London?

How long does a full bathroom retile take?
A typical London bathroom of 18–22 sqm of walls and 4–5 sqm of floor takes 4–6 working days for a single tiler. Day 1 is strip-out and prep, day 2 is tanking and floor tiles, days 3–4 are wall tiles, day 5 is grout, silicone and trims. Large-format porcelain or natural stone adds a day or two. We schedule plumbing first fix before the tiling starts and second fix after, so the trades don't tread on each other.
Can you tile over existing tiles?
Sometimes — but it isn't always the right call. The existing tiles have to be sound (no drummy or hollow tiles), the substrate behind them solid, and the doorways, skirting and sanitaryware able to absorb the extra 10–15mm of build-up. On floors we recommend stripping back to screed or boards for a long-life result. On walls, a thorough roughening with a diamond cup wheel and a strong slip-resistant primer (BAL APD or similar) lets us tile over in most cases.
Do you handle underfloor heating?
Yes — we tile over both electric mat UFH and wet pipe UFH systems. For electric mats we run a self-levelling compound over the wire (3–5mm cover) before tiling. For wet UFH we use a decoupling membrane like Schlüter Ditra to absorb thermal movement between the screed and the tile. We don't install the heating itself but coordinate with your electrician or heating engineer so the build-up height and commissioning sequence works.
What's the difference between ceramic and porcelain tiles?
Porcelain is fired at a higher temperature, has a water absorption below 0.5%, and is dense enough to use indoors and outdoors. Ceramic is softer, more absorbent (3–10%), cheaper, easier to cut, but unsuitable for floors with heavy traffic or wet outdoor use. For bathroom floors and kitchens we recommend porcelain. For decorative walls and splashbacks, ceramic is fine and gives a wider design choice.
Do you supply tiles or do I buy them?
Either works. Most London clients buy directly from Topps Tiles, Mandarin Stone, Walls and Floors, Tile Mountain or a designer specialist for the look they want, and we provide the labour, adhesive, grout, trims and silicone. We can also supply trade-priced porcelain and natural stone through our trade accounts at a margin below RRP. Always order 10–15% over the measured area for cuts, breakages and future repairs.
Will the room be unusable while you tile?
For a full bathroom retile, the bathroom is out of action for the 4–6 day programme. Floor tiling in a kitchen or hallway is walkable in light socks 24 hours after grouting and ready for heavy furniture at 48 hours. Splashbacks and feature walls can be done in a working kitchen with dust sheets and a tidy zone. We always discuss access and any shared bathroom arrangements at the survey stage.
Do you re-grout and re-silicone existing tiling?
Yes. Tired grout lines and blackened silicone are the quickest way to make a bathroom look dated. We rake the old grout out to depth, vacuum the channels clean, apply a fresh colour-matched grout and sponge off the residue for a uniform finish. Old silicone is removed cleanly, the joint degreased, and new mould-resistant sanitary silicone tooled in. Re-grout is £18–£28/m and silicone is £8/m.
Are your tilers insured?
Yes. We carry £5m Public Liability with Hiscox UK and £5m Employers' Liability covering every tiler, plumber and electrician working on site. A certificate of insurance is sent across with the quote on request — most managing agents and freeholders ask for it before any wet-trade work in a block.
