Reading the wall correctly to know which one is needed is half the job.

Prep and protect

Floors are covered with corex and dust sheets, sockets and switches taped, doorways sealed with poly. Existing wallpaper is stripped, loose plaster cut back to sound substrate, edges PVA'd.

Plaster and finish

Bonding or browning undercoat where needed, then two coats of multi-finish skim worked from corners to centres. Final trowel pass at the right firmness leaves a polished, paint-ready surface.

Clean, sign-off, paint-ready

Tools and waste removed, floors swept and wiped. Walls left to dry for 3–5 days before mist coat. Photos taken for the file. Decorator can follow on directly under our redecorating service.

Ceiling skim after a leak — the most common London job

The single highest-volume plastering job across our London diary is a ceiling skim following a fixed leak — a flat above that ran a bath over, a frozen pipe that burst over Christmas, a slow weep from a soil stack joint that finally let go. Once the plumbing is sorted and the ceiling is dry to a damp meter reading under 12%, the plaster work runs in three steps.

First, a stain-blocking primer (Zinsser BIN or equivalent shellac-based) goes onto every water mark — without this, the tannin in the old water staining will bleed straight through the skim and reappear weeks after the paint goes on. Second, any blown patches are cut back to sound plasterboard, scrim-taped and bond-coated. Third, two coats of finish skim over the full ceiling for a uniform plane — patching just the damaged area always shows through the final paint as a slight halo.

What's the difference between a skim coat and a re-plaster?
A skim coat is a thin two-coat finish (around 3–5mm) applied over existing sound plaster to give a fresh, paint-ready surface. A re-plaster is a full strip-back where blown or damaged plaster is hacked off, a browning or bonding undercoat is floated on, and a finish skim is applied on top. Re-plastering is the right call where the existing plaster has lost its key to the wall or sounds hollow when tapped.
Can you skim over old artex or textured ceilings?
Yes. Modern post-2000 artex is normally bonded and skimmed straight over with a coat of Thistle Bond-it followed by two-coat finish skim. For older artex applied before 1999 a sample is bagged and sent to a UKAS lab — if it contains asbestos it has to be over-boarded with 9.5mm plasterboard rather than scraped or sanded, and the skim goes onto the new board. We never sand suspect artex.
How long after a leak before you can skim the ceiling?
The ceiling needs to be fully dry and the leak fixed and tested first — usually 2–3 weeks after the plumbing repair, longer in cold weather. A damp meter reading below 12% is the trigger. Stain-blocking primer goes on first so the old water marks don't bleed through the finish coat. Same-trade coordination with our plumbing team keeps the timeline tight on rental properties.
How long does plaster take to dry before painting?
Fresh plaster needs 3–5 days to dry on a single wall in a warm flat, 5–7 days on a ceiling, and up to 10–14 days on a deep re-plaster with browning undercoat. The surface changes from dark brown to uniform pale pink when dry. The first coat of paint must be a watered-down mist coat (50:50 emulsion and water) to seal the surface — only then can full-strength emulsion go on.
Will the work be dusty?
Plastering itself is wet — the dust comes from prep work (hacking off old plaster, sanding old paint, cutting plasterboard). Floors are protected with corex and poly sheets, doorways sealed with zip-doors, and we use HEPA-filtered vacuums and low-dust pole sanders on edges. Most domestic jobs leave the rest of the flat usable while one room is being worked on.
Do you do dot-and-dab plasterboard?
Yes. 12.5mm tapered-edge plasterboard is fixed to solid masonry walls with dri-wall adhesive in dabs, levelled with a spirit level, and the joints taped with scrim before a two-coat skim finish. It's the standard method for dry-lining cold or uneven brick walls and for adding insulation backing (thermal laminate boards) on external walls. Sockets are recut into the board after fixing.
Can you install coving or cornice?
Yes. Standard Gyproc 127mm gypsum cove is fitted with cove adhesive at £25–£35 a metre run. Decorative plaster cornice in Victorian or Edwardian profiles runs £35–£45 a metre depending on the section. Mitred internal and external corners, jointed and filled, ready for paint. Full room kits in period properties are quoted as a job rather than per metre.
Do I need to move out during plastering?
No. A single-room skim is normally a one or two-day visit and the rest of the flat stays usable. A full-flat re-plaster runs 5–10 working days and most tenants stay in residence, with one room boarded off at a time. For void properties we work faster and finish to mist-coat stage before handing back to the landlord.
