Lead flashing and chimney work
The largest share of London roof leaks do not come from missing tiles — they come from the lead flashing around chimneys and abutments. London chimneys are still tall, still common, and the lead seal that runs between the brickwork and the tiles ages out long before the tiles themselves. A 30-year-old code 3 lead flashing on a south-facing chimney is at the end of its design life.
Repair is normally either re-dressing and re-pointing the existing lead where it has lifted, or stripping the failed flashing and re-lining with new code 4 or code 5 sheet. Soakers tucked under each individual tile course, a step flashing dressed over them, and a chase cut and pointed into the chimney brick — the classic detail done properly, not silicone-bedded onto the tiles like a budget cowboy job.

Chimney stack repointing is the partner job. Once the lead is right, the stack itself needs sound pointing above the flashing line or the same fault returns within 18 months. Lime mortar is used on listed and conservation-area buildings; 4:1 sand and cement on standard stock-brick chimneys. Bird guards, terracotta pots and clay rain caps can all be fitted on the same visit.

Leak trace before any tile is touched
Roof leaks rarely come from where the water shows up inside. Water tracks along the underside of the felt or sarking membrane, runs down a rafter, and drips onto a ceiling three metres from the actual fault. Ripping tiles off the visible damp spot wastes time and money.
Every leak job starts with a structured trace — attic inspection from inside, ground-level visual check, controlled hose test from the roof if needed. Only then are tiles lifted. On most London terraces the fault is one of four things: a slipped tile, a cracked ridge bedding, a perished flashing, or a blocked valley letting water back-up under the tiles.
