Tanker services across Fulham (SW6)

Fulham sits at the bend of the Thames in the south of Hammersmith & Fulham borough and is one of London's most fully sewered districts — virtually every property between Fulham Palace Road and the river is on Thames Water mains drainage. Tanker work in SW6 is therefore not the routine domestic septic emptying you would see in rural Surrey or Essex; it is a more specialist mix of cellar holding tanks, commercial grease traps, basement light-well gullies and the handful of back-land properties that still sit off the mains.

The dominant building stock is late-Victorian and Edwardian terraces — long runs of two- and three-storey houses along Munster Road, Filmer Road, Crookham Road, Bishop's Road and the Peterborough Estate — many with their original drainage runs and a cellar that was repurposed during the 20th century as an overflow sump, a rainwater holding tank or, in a few cases, a small interceptor on a still-private section of pipework. These are reached comfortably from a kerbside tanker with our standard 60 m hose run.

On the commercial side, the riverside parade at Fulham Wharf and the entire Wandsworth Bridge Road strip are dense with food premises operating grease traps and interceptors under a Thames Water trade effluent consent. Quarterly emptying with a waste transfer note kept on file is what keeps those consents in good standing. We also handle reactive callouts the same day for blocked traps, overflowing gullies and the occasional cesspit emergency at the back-land mews properties between New King's Road and the river.

EA hauliers licence and duty of care

Removing septic, cesspit and trade effluent waste from a property is a regulated activity. Anyone who carries, brokers or disposes of controlled waste in England needs to be registered with the Environment Agency as a waste carrier, broker and dealer. We hold an Upper Tier registration — the level required for routine commercial waste removal — and the licence number appears on every waste transfer note we issue.

On the storage and handling side we operate under the T15 exemption from the Environmental Permitting (England and Wales) Regulations 2016. The T15 exemption allows us to store imported waste at a permitted depot prior to onward transfer to a fully permitted disposal site — a regulated sewage works or a licensed treatment facility — rather than tipping directly to land. Septic waste collected in SW6 is normally transferred to a Thames Water treatment works under a sludge acceptance agreement.

Section 34 of the Environmental Protection Act 1990 — the statutory duty of care — places a legal obligation on every party in the waste chain to ensure the waste is handled, transported and disposed of lawfully. The waste transfer note is the documentary backbone of that duty of care. For a household tank it is the proof that the tank was emptied and the contents went somewhere legal. For a commercial premises it is the audit trail that Thames Water's trade effluent inspectors and the Environment Agency will ask for at inspection, and the document a local authority environmental health officer will request if a complaint is made.

Failure to produce a waste transfer note when the waste should have been transferred is an offence under section 34 carrying a fine of up to £5,000 in the Magistrates' Court and unlimited fines on indictment. The note we issue is fully compliant with the statutory format and is retained on our own records for the required two years.

Common Fulham scenarios

The work in SW6 is not the rural-cottage septic emptying you would see further out of London. Most of what we attend in Fulham falls into one of these five patterns.

Victorian terrace with cellar holding tank — Munster Road area

Older Fulham terraces north of Lillie Road occasionally retain a brick-lined cellar holding tank from the pre-mains era, repurposed as an overflow sump or rainwater interceptor. Standard hose reach from a kerbside tanker covers most of these jobs without lifting carpets or floorboards.

Riverside commercial premises — Fulham Wharf and Wandsworth Bridge Road

Restaurants and food premises along the river and on Wandsworth Bridge Road run grease traps that need quarterly emptying to stay inside Thames Water's trade effluent consent. Scheduled out-of-hours visits keep kitchens trading.

Edwardian conversion flats — Parsons Green and Fulham Broadway

Subterranean utility rooms in converted Edwardian villas often house a small interceptor or pumped tank for the basement flat. We carry a 60 m hose run as standard so we can reach these without taking the tanker through the gardens.

Mews and back-land properties — Hurlingham and Peterborough Estate

Narrow mews and back-land properties between New King's Road and the river are not always reachable by full-size tanker. We have a smaller 1,500 L unit on call for tight access and a transfer arrangement to a kerbside tanker on the main road if needed.

Sports clubs and pavilions — Hurlingham Park and South Park

A handful of clubs and pavilions in Fulham green spaces still operate on a septic system rather than mains drainage. We run a contracted emptying schedule with the EA waste transfer note kept on file at the club.

Frequently Asked Questions

How much does septic tank emptying cost in Fulham?
A standard septic tank (up to 4,500 L) in Fulham costs £180 with a kerbside tanker. Twin-chamber and larger tanks (4,500–7,000 L) are £240. Cesspits are £220 per 3,000 L load. Same-day emergency attendance adds a £60 surcharge. Restricted access — long hose runs, basement vaults or mews properties — adds £40 to £90 depending on distance. All prices include VAT and the EA waste transfer note.
Do I need a septic tank in Fulham?
Almost every property in Fulham (SW6) is on Thames Water mains drainage and does not have a septic tank. The exceptions are a small number of older terraces with retained cellar holding tanks or interceptors, some back-land mews properties without a connection, and a handful of clubs and pavilions in the larger green spaces. If you have a private drainage system, you are responsible for emptying it under the General Binding Rules for small sewage discharges (2020).
Are you EA licensed to remove waste from my property?
Yes. We are a registered Upper Tier waste carrier with the Environment Agency (a carrier, broker and dealer licence is required to lawfully remove septic and cesspit waste). The licence number appears on every waste transfer note. We also operate under the T15 exempt waste activity for the storage of waste at our depot prior to transfer to a permitted disposal site.
How often should a Fulham septic tank be emptied?
The General Binding Rules (2020) require the tank to be emptied before it reaches the manufacturer's recommended level — for most domestic systems that is annually, though a small household on a large twin-chamber system can sometimes run 18 months. Commercial premises and food businesses operating grease traps and interceptors are typically on a quarterly schedule under their Thames Water trade effluent consent.
Can you attend the same day?
Yes. We hold tanker capacity in south-west London for same-day attendance across SW6, with a £60 surcharge on top of the service rate. ETAs are texted to you in real time once the tanker is dispatched, and most Fulham postcodes are reached within 60–90 minutes of the call.
What is a waste transfer note and why do I need one?
Under section 34 of the Environmental Protection Act 1990 — the duty of care — every transfer of controlled waste from one party to another must be accompanied by a waste transfer note describing the waste, the parties and the destination. For a household tank this is the proof that the waste was disposed of lawfully; for a commercial premises it is also the audit trail Thames Water and the EA will ask for at inspection.
Do you cover all of SW6 and Hammersmith & Fulham?
Yes. The Fulham service area covers every SW6 postcode plus the W6 and W14 parts of Hammersmith & Fulham. Heaviest booking volumes come from Parsons Green, Fulham Broadway, Sands End, Hurlingham, Peterborough Estate, Munster Village and the Wandsworth Bridge Road commercial strip.
Can you empty a grease trap for a Fulham restaurant?
Yes. Grease trap and interceptor emptying for restaurants, cafes, takeaways and dark kitchens across Fulham is one of our most common bookings — particularly along Fulham Road, North End Road, Wandsworth Bridge Road and the Fulham Wharf riverside parade. Visits are scheduled out-of-hours so kitchens stay trading. A full waste transfer note is issued for the Thames Water trade effluent file.
What if my tank is hard to reach from the road?
We carry 60 m of hose as standard, which reaches most Fulham terrace and conversion-flat tanks from a kerbside tanker. For longer runs we extend to 120 m at a small access surcharge. Where the tanker cannot reach the road outside the property — some mews and back-land sites between New King's Road and the river — we use a smaller 1,500 L unit and transfer to a kerbside tanker on the main road.
Do you handle commercial drainage on Wandsworth Bridge Road?
Yes. The Wandsworth Bridge Road commercial strip — from the South Park end up to the river — has a heavy concentration of food businesses, light industrial units and trade counters running grease traps, gullies and interceptors. We run a scheduled service for several of them and handle reactive callouts on the day for the rest.
What happens if my septic tank overflows?
Treat it as an emergency. Stop adding water to the system (no showers, no washing machine, no dishwasher), keep children and pets away from the area, and call us on 0207 046 1363. An overflow points to a full tank, a blocked outlet to the soakaway or a collapsed drainage field. We attend within 60–90 minutes across Fulham, empty the tank, jet the outlet and diagnose the cause on the same visit.
Can you combine emptying with a CCTV drain survey?
Yes. Pairing an emptying visit with a CCTV survey of the inlet and outlet pipework is the cleanest way to diagnose recurring tank issues — sagging clay, root ingress or a partial collapse all show up immediately once the tank is empty. The combined visit attracts a discount over booking the two services separately.
